I would not recommend anyone to rent from Raines. To be honest I am very surprised that they are still in business. The apartment I rented from Raines was by far the worst apartment that I ever rented. Things in it would constantly break. For instance during my one year lease my toilette, dishwasher, bathtub, heat, and hot water heater all had to be repaired. That's absolutely crazy and ridiculous that they allow their apartments to become so dilapidated. Every time you need something repaired you have to fight with the management, call them 10 times, send them 5 e-mails and threaten to call a lawyer. There were two good things about that apartment though 1) it was in a great location in Blacksburg 2) the apartment complex was very quiet and the neighbors very much kept to themselves (granted the neighbors were shady as hell). Looking back on it I can't believe that I didn't look at reviews before I signed my lease. It's not surprising that they get terrible reviews.

DO NOT RENT FROM RAINES!!!!! Raines Property Management is by far the worst property managers in the New River Valley. Do yourself a huge favor and do not rent from them because if you do you will end up regretting it. They do not repair or clean apartments very well between tenants and you will end up moving into a pig sty. Then you will have to call them 50 times to get them to repair anything. Good thing my lease is about over. I'm not going to renew it and i'm going to get out of there as fast as I can!! For those who own property and are looking for a management company, do not hire Raines!!! They use incompetant repairman to make any repairs in their apartments which will in the end costing you more money and causing a larger headache. They will also rent to anyone, regardless of how they will treat your property.
