The most thorough inspector we've ever used. Steven from DHI discovered the AC compressor was drawing too much current and close to failing. He pulled the cover on the inside A/C unit and showed us coil fins covered in a green sludge. The seller called for an estimate for compressor replacement and removal and cleaning of the evaporator coil. The compressor alone would have cost us $600 and the service call and coil cleaning was another $278. Steven also found a roof leak that had damaged the plywood in the attic while showing us a disconnected A/C duct that someone tripped over and crushed. He also found three electric outlets that were wired wrong and a charred breaker in the main panel. Steven saved us more money than the modest fee he charged. My last inspector never pulled the cover on either A/C unit! Steven explained everything so that even my wife could understand and delivered us a very professional report with pictures. I called several inspectors to check on their services. Steven, the inspector for DHI, made me feel reassured after spending his time answering my questions. My real estate agent had another inspector in mind, but I didn't feel he was the right choice. I called DHI back and Steven answered some more of my concerns. During the inspection, I learned a lot about the house I was buying and it was like a homeowner's class on maintenance as well. He found wiring problems, water heater malfunction, disconnected air conditioning ducts that someone had tripped over and crushed. He showed pictures of the decayed rafters in my attic from an active roof leak.The owner made all the repairs that I would have ended up paying had I not hired DHI.I've been in the house for three months now and still call Steven whenever I have a house related question. He took a lot of stress of of the buying experience. I can highly recommend his services to anyone looking to buy a home.
