Street creep is defined as the unpredictable movement, shift or expansion of concrete streets due to natural and physical properties of concrete and soil. The unpredictable movement of concrete streets toward a home will cause the driveway slab to push against the garage slab. The garage slab is then pushed toward the foundation wall creating extreme pressure against the front side and rear foundation walls. The concrete footing and foundation wall system of your home is designed to absorb and dispense the extreme downward pressure from the weight of your home. This is why your home does not sink it actually floats on the soil. Your footing and foundation wall system is not designed to absorb and dispense extreme horizontal pressure. The extreme horizontal pressure against your foundation is created when the street movement or expansion pushes your driveway into your foundation wall. At this point, the street continues to push and has nowhere to move, pressure builds up until the weakest link (foundation wall) cracks uncontrollably. Damage from street creep is very expensive and not covered under normal homeowner’s insurance policies. The homeowner is responsible for all repair costs from the damage. Damage will result in lost equity and may cause more than just cracks in the foundation.
