BEWARE!!!!! If they have to make corrections to your home for THEIR mistakes, at the very least it will take a very long time and there is definitely a scheduling and communication problem with their company. The house we ordered had our changes we ordered, but we've had a difficult time getting mistakes they made corrected (lights out of alignment, buckled floors, shower tile problems, leaking doors,...). After 1.5 years and 3 attempts by 3 different contractors THEY hired, one of our must obvious problems, buckled flooring in our kitchen, they are refusing to correct their mistakes. I found this out only after I had to contact them, because they did not call me back as they had assured me they would. This is one of the most frustrating transactions of my life. I've bought an older home, built a cement block home, and now made the mistake of buying a home from Live Oak Homes, so I have experience and this is by far the worst and least professional home buying experience I have had.

JUNK!! This home is poorly constructed. If I had it all over to do again I would never buy one of these home. If I could post pictures I so would. Cracks in ceilings, missing drywall, toilets leak showers don't drain, caulk all over the drains, cabinets suck, cabinet sucks, kitchen floor is not even what we order but was told no one knows what color they are going to get, windows not the ones we wanted. House arrived took 2 weeks to get it put together, 8 weeks to get any one to consider coming out to make repairs. If you are thinking about buying one of these homes please consider my review. Very disappointed with my home that I am stuck with cause the sales guy at First Coast Homes promised us the moon.

ONLY BUY A LIVE OAK HOME.THEY WORKED VERY HARD FOR US,THEY MADE US FEEL LIKE WE WERE FAMILY,THEY HAVE BEEN WITH US ALL THE WAY THROUGH THIS PROCESS OF BUYING A HOME AND GETTING IT SET UP. HUGH BARROW AND SHERRY RAY ARE GREAT PEOPLE TO DEAL WITH THERE WAS NO PRESSURE AND NO FALSE PROMISES, THEY WORKED VERY HARD FOR US, ALSO DEXTER SENT HIS TEAM OUT EVERY TIME WE CALLED WHICH WAS MAINLY FOR THE PUNCH LIST,THEY WERE VERY KIND AND PROFESSIONAL DEXTER HELD TRUE TO EVERYTHING I ASKED. I WOULD RECOMMEND THESE TWO COMPANYS TO EVERYONE. MY HAT IS OFF TO ALL OF THEM THANKS FOR EVERYTHING YOU HAVE DONE FOR US. We live in NC and bought the Hollywood, and then the list of proble,s started when we 1st moved in, they had to replace the sliding back door because of leaking once and the cabnits are cheaply made and the ones above the stove started to pill up, there was a big tear in the carpet near the kitchen from where they did not join right, the tile around the tubs and sinks had chips in them. Thats just a few and now that we had really hard rain the backdoor is leaking again around the wood trim and the door, so I called the people we bought the house and they said "yeah just call Dexter and he'll take care of you". So I called andhe said "sorry, they are not totally sealed" and i asked him if it was normal for a house to leak in heavy rain and he said " under some heavy rains"...... I would not buy from them again even when we moved and got back home, I'll go with another company.

Our Live Oak Home had large cabinets that were so poorly built that they literally pulled themselves off the wall. I was told by Mr. Dexter Whitley, service manager, that judging from the pictures I sent, the cabinets were overloaded. The cabinets were not overloaded. The entire left side of the cabinets were not even attached to the wall. Knowing what I know today, I would never buy a Live Oak Home ever again. If I were the CEO of a company and this type of situation happened with one of my products, I would have a crew here tomorrow to make sure that none of the other numerous cabinets in this house were not liable to do the same thing. This is a shame because my wife and I loved this house from the moment we walked in it and the cabinets were one of the selling points. Now we walk in fear around the cabinets. Do not buy a home manufactured by this company unless you want to deal with issues like we have.

It has been since June 30th closing and it took me calling for all the follow ups. Kristy that answered the phone "hello" was very rude. Had to keep calling for service. It took 4 service calls to get anything done. I'm still set for yet another service call. I have had to beg for everything. Had to keep calling Wayne Frier for help. No help.



I would never recommend anything from Wayne Frier or Live Oak.



Still do not have my barstools that was promised. Was told last week for sure they would be delivered this week. Today told , "they are on back-order, it will be another month".



Already waited a month. Now have to go and purchase on my own.
