Community that is highly desired in regards to "being the place to live". Mostly quiet. Community wise very friendly. Security Gate is questionable. Visited there and was ALWAYS open, so I think Security could be better. As far as the Association goes, definitely not a place you want to move if you think "Okay I want to buy here. Maybe a few things need upgrading." VERY old-fashioned Board that doesn't like to update with Times or Technology very much. Like to Stay with the Old Designs and Structures and seem very Reluctant to change or even swapping out old for new. Read their guidelines before you decide to move to Kensington Park Villas. Some say they want to stay, while others say they can't wait to leave. A person should be able to beautify their home without such a long drawn out hassle. People in the Community very friendly mostly. I guess every neighborhood has its' bad apple or "nosey" lucy around. Look out for each other. Be well informed before you buy there
