We have had nothing but a positive experience while renting from Cal Prop. Our Rep. Brad has alway taken care of any concerns right away (within a day typically). He is pleasant and professional. Not only would I recommend Brad and Cal. Prop. but I actually have. Our son is now of age and looking for an apt and we sent him directly to Brad knowing that he would be in good hands. Cal-Prop changed my life for the better!In 1992 I had the good fortune of having a friend and financial mentor encourage me to purchase rental property. His perspective was that if I could find a way to buy rental property now and hold on over time the benefits would be life changing including the benefits of being a lower taxed income than my self-employment income, appreciating equity, write-offs and creating a retirement. I managed the property for two years and had I known how difficult it was to manage property I probably never would have purchased the property. Luckily I found Cal-Prop and they solved all of the issues I found the most difficult.Maintenance: Finding a reliable person to do the constant repairs of an apartment is down right impossible. They are either too expensive or they do not do a quality job. Cal-Prop has eight high quality technicians that do a great job each and every time. In a recent communication with Cal-Prop I was surprised to find they completed 2,400 work orders on the buildings they managed in 2008. For my building they had a maintenance tech cover every serious problem that day or the next.Tenants: My property is in the beach and the tenant base is fairly young and immature. They can be difficult to work with and it may be their first rental and not understand the complexities and responsibilities of renting in California. After I first turned over the management the tenants still had my phone number and they called often and thanked me regarding how prompt and courteous Cal-Prop was. Reports: Every month Cal-Prop sends me a clean, easy to read report. I receive it every month at the same time. It usually arrives early.Capital Improvements: Over time I had to replace some major building components and Cal-Prop had a contractor for whatever came up that was highly skilled and at a competitive price.Asset Management: Over the years I developed a trusting relationship with Cal-Prop and they helped me purchase my home, purchase a small office building and subsequently sell those when I moved to Costa Rica. Then they helped me convert my apartments to condominiums. This is Asset Management at its best. This service was amazing.The long and short of it is I moved myself, wife and three kids to Costa Rica to surf, develop real estate and live my dream. Cal-prop gave me the confidence to do this even though I only see my property once a year! Gracias mi amigos! Keep up the great work and keep the checks coming! I have rented from Cal-Prop for the past two years and for the entire time I have had rats. I have gone into the office, sent emails, called, and even called the San Diego Health Dept. but they have yet to fix the problem. They lie and say they never got my call or have no record of my office visit. The plumbing is also poor in my building and the toilets often over flow (in all the units, not just mine) and when I call to have someone fix it they send a bill saying I used to much paper! They don't return calls, they won't fix anything that breaks (and if they do you get billed), they are SLUM LORDS!!! I am finally moving and would rather be homeless than ever rent from them again.
This is by far the worst property management company I have ever dealt with. They never return calls, they are rude and unless you know the law as it pertains to the land lord tenant act, they will walk all over you and bilk you out of your deposit. My refrigerator broke, spoiling all my food and they took SIX days to fix it!! Definitely DO NOT rent from this company or have them manage your property. You'll wind up in a lawsuit!
Never care to return emails or phone calls. Property Management "team" is rude and very unhelpful. All they want is your money and have no time to care about maintaining your rental. They the worse customer service I have ever encountered.It takes months to fix anything they do not care about your safety. It is like pulling teeth to get this company to fix anything. DO NOT EVER RENT FROM THEM YOU WILL REGRET IT!
