Provided by YP.comSteer clear of Wildwood managed properties. Our downstairs neighbors are having problems with their leaky AC. We've had technicians come out TWICE to determine that our system is correctly set up and operating properly, but our property manager, Luana is still trying to pin it on us.
We've communicated to her officially through our technician, but she's telling us it's still our problem.
We have nothing to fix and can no way rectify this situation. You'll find yourself in a similar bind if you have and dealing with these people. Anyone who says otherwise is a paid shill.
Although over a year has passed, we wanted to take the time to respond that we do listen to our client concerns. At times there may seem to be a disconnect as we work with our Board Members, neighbors and contractors, but we do strive to come up with an equitable solution.

Provided by YP.comevery time you call to get information, the person you are trying to reach is never available. you get redirected to their voice mail where your voice goes unheard because you do not get a quick response. the person you leave a message with returns your call 2-3 days later. i would not recommend this company to any landlord!!!

Turn that frown upside down Marco! If your property manager is unavailable, it is probably due to the fact that they are on property – managing it! The 24-hour return call policy makes these accusations simply impossible. And considering that Wildwood does not manage individual units for landlords, we thank you for abstaining from that recommendation!

Provided by YP.comYes, we have dealt with Wildwood Management for a few years. They will run you around until you are dizzy. We have had problems with the accounting department (Delanna) as well as our manager (Richard). This place is a NIGHTMARE!!!
Check other Property Managers in your area for a MUCH better experience.
It is no wonder that the good managers have quit. Enough said.
The only thing that will make you dizzy is our outstanding customer service! This is a disheartening review and completely contrary to the feedback we normally receive. Our accounting department’s constant attention to detail and ability to brilliantly maintain Association funds is confirmed in the annual audits as well as in their ability to drive down delinquencies. Wildwood also has an outstanding staff retention rate and still has 40% of its original staff! The managers pride themselves on their customer service and are actively involved in continued education that makes their skills surpass those of other competing management firms. Give us the chance to prove “Userver” wrong!

Provided by YP.comCandice Avery is great and while Nicole Riggs is new to our account she has been great thus far. These two folks get 5 stars. In fact Candice's professionalism is one of the reasons we are still customers.
The three or so other Patton/Wildwood association managers we had in about a 12 month period were a revolving door of incompetency, excuses and attitude.

Dawn B, Marlene and Luana have never left me with an unanswered question and have always been more than fair. Thank you all for your professionalism.

I am unable to get in touch with anyone @ this office. seems like there is no one there ever!!!!!!. they have a internet payment set up through their website. After making my payment they still charge a late fee & a collection Letter fee of $35.00. I will bring this up with our HOA meeting to Drop these clowns.

Provided by YP.comIf I could give no stars or negative, I would have. I don't know how these guys are still in business. Their definition of "management" must include poor service, poor or no communication, prehistoric payment options, no return calls, no communication within their own office & staff even, never being in the office (yes, I actually drove the 20 minutes to finally try to contact someone & our "representative" wasn't there, I was given the wrong fee information & she never even called me back) and their fees are absolutely ridiculous. They charge for EVERYTHING! It's like $20 upcharge for printing a standard notice letter and mailing it--each one individually! But they truly don't even offer standard service and support. Run, don't walk, to any other management company!
First of all, thank you for your candid feedback. We apologize for any inconvenience you experienced when visiting our office. Our office is open from 9AM to 5PM on weekdays with a representative at the front desk during all office hours. It is unfortunate that your Property Manager was not available when you stopped by, but in order to provide customized support for Associations and homeowners such as yourself, managers are frequently required to be out of the office and onsite for inspections, meetings and various other services. I can assure you, however, that our commitment is to quality customer support and timely responses to any inquiries within 24 business hours. As for the “ridiculous” fees you speak of, it is standard policy for Association management companies to charge fees back to homeowners to cover costs for services such as copies, stamps for letters, and other non-routine services. For the record, the actual cost to print a standard letter is actually $.30 and not $20, which we also feel would be quite ridiculous. Again, thank you for taking the time to give your feedback. Provided by YP.comI could go on and on about Wildwood Management Group, but in a nutshell they offer great service. Their personnel go above and beyond to make me feel that my association dues are being responsibly managed. Whether calling into the office or sending a concerned email, I am acknowledged and responded to in a timely manner. Luana and Gabriel have pulled rabbits out of hats for our community and are such a pleasure to work with. Loving our community page that has everything we need to stay informed. Your website is user friendly and full of all the paperwork we need to save gas and time to do business electronically! As a Realtor, Owner, Landlord and Board Member I feel our community is the most appealing condominium complex in the Medical center thanks to the behind the scene efforts of Wildwood. (I am reading these negative reviews and find them hard to believe....My calls are always returned, and no not always the same day. Usually when there is dissatisfaction with how the management is handling something, it is because there is an unreasonable expectation of who is responsible for what in an HOA. All buyers need to read the bylaws, articles of incorporation, any amendments to such as well as the rules and regulations for any community that has an HOA. If you are unhappy with someone or something, be proactive and join the board or committees that are the true source of change for an HOA. It is unfortunate, and I am guilty of this myself, that many times Wildwood has sent out something to vote and must have board approval in order to approve a work order,like a leaking roof or a hot tub repair. The delay can come from busy board members which is not the fault of the management company. )

Richard at the main office is a terrible manager and the accounting department should just resign... they DO NOT tell the truth. We have dealt with several property management companies over 20 yrs and WildWood is the worst!
