Carolina is the property manager who treat everyone like low life. If you have to complain or fight over overcharging I suggest you go directly to Banta Property. Cause Carolina won't budge... The place is ready to charge for everything even breathing the rent is over charge for the quality you get. I dont suggest you pay water with Colonial Park because they charge 10% to everything that is 5 day late. But the water company itself doesn't even charge a late fee so someone is profiting. Please dont move here unless they change management. Once my lease is up i'm out. Since they dont want to treat their good tenate good than i wish they get stuck with nothing but people that drive them crazy.

I would not suggest moving in here if you have other options. It it quite overpriced given the lack of quality amenities. Below are the amenities listed on the website. -Hurricane windows and doors through out help save on electricity True though mine needed a bit of finesse to open since the person that installed it didn't do so quite right. The latches didn't open. -Central A/C & heatTrue. My thermostat is quite old and the words have worn off so I'm unsure how to use it.-24 hour emergency maintenanceTrue. In my lease paperwork I was given the number to another tenant that is the onsite maintenance person. -On-site managementThe office has been closed every day recently. But I've been told that the property manager lives in one of the buildings. -Laundry facilities on each floorThe washing machines in my building are old and rusting. The dryers aren't as bad but both are quite loud when in use.-Swimming pool and moreThe pool area is much in need of repair. It is wooden and splintered. Some designer units available-A designer unit is no different than the other-Pets welcome - No Pit Bulls or Pit MixesTrue. They are quite pet friendly. When I moved in, the Banta website showed one price while I was verbally quoted another. Even now my rent is higher than the price quoted on the Banta website. The lengthy "house rules" aren't stated until after the nonrefundable deposit is paid. And water is NOT included. It is billed by a 3rd party company. There are $40 in fees not including any water usage. If it wasn't for the fact that you are forced to sign a form allowing wage garnishment for breaking lease, I would move and find a cheaper apartment with better amenities.
