Offering the most inclusive inspections and ancillary services in the state of New Mexico. A list of services include: Buyer's Inspection- Top to bottom inspection includes all systems of the home. Reports done on state-of-the-art Home Inspector Pro software. Free extras include: 90 day warranty, year subscription to Home Owners Network, lifetime subscription to RecallChek including RecallReport, as well as the free book "Now That You've Had a Home Inspection...". Buyers inspections are geared towards all types of buyers and help first timers ease into the process with peace of mind. Move-In Certified, Sellers Inspection- Pre-inspection performed same as buyers inspection, minus extras. Preliminary report is provided to home owner to repair any issues. Once complete, extras are provided. Extras for seller's inspection include: signage for yard, logo provided to Realtor for marketing materials, and a hard copy of the report to leave on-site. Move-In ready certification helps sellers and Realtors secure the sale. Lead-Based Paint Testing- EPA lead-based paint testing done to the highest standards of the industry. Can be included with standard inspection for a discount. Mobile Home Foundation Certification- Through a partnership with www.foundationcerts.com, I can now offer engineer stamped certification of mobile home foundations verifying that they meet appropriate HUD and State of New Mexico standards for permanent foundations. Costs may vary, but a basic certification costs $397.00, and payment is made directly to www.foundationcerts.com. Radon Testing- Southwest Home Inspections now offers two levels of radon testing; first, SWHI will place a number of Radon testing canisters at appropriate locations throughout the home, collect them 48 hours later, and mail them in for testing. SWHI will interpret the lab results when they are returned. Alternatively, SWHI will place a calibrated Radon air monitor in the home, providing a certified immediate result upon completion of a 48 hour placement. The air monitor test is more accurate. Mold/Mildew Testing- Southwest Home Inspections now offers mold testing to verify the presence (or not) of mold in specific areas of the home. Test kits must be sent to a lab for verification, so allow 10 days for results. Coming soon—Complete Indoor Air Quality Assessment! Energy Efficiency Report- SWHI will do a complete home walkthrough and identify areas where homeowners can reduce energy costs. Savings are guaranteed to pay for the cost of the assessment within 6 months, often within one or two months. Commercial Inspections- SWHI performs commercial inspections on business and multi-family properties in accordance with InterNACHI’s Standards of Practice for Commercial Inspection, which exceeds in many cases the ASTM standards. Basic Inspection averages $.10/Sq. Ft., but please call for a written proposal as commercial inspections involve many more components and options than home inspections. Options include ADA assessment and Green Assessment. Termite/WDO Inspection- HUD approved termite inspection as required by many lenders. Consulting- Occasionally a client may want just a preliminary walk-through, may need advise on a single home system, or may not be prepared to order a full inspection. SWHI will provide consulting services without a written report upon request. Pool/Spa Assessment- SWHI Will inspect and verify the operation of in-ground or above-ground pools and hot tubs.
