SDIB LLC is a real estate investment company with a network that brings us deeply discounted real estate, including single family homes, multifamily dwellings, and more. We use funds from private investors to purchase and rehabilitate these properties. Our private investors are secured by a 1st trust deed, 3rd party appraisals, additional fire/mortgage insurance, and a high grade promissory note. We only borrow up to 65% of the appraisal, so our private investors have about 35% equity in the property. This makes it a very secure investment. Also, since we only have one investor per property, there are no "part" ownerships. This is a great feature because you as an investor will not have to deal with a fractional ownership. If you had to foreclose on the property (which we try to avoid at all costs), you would be the sole owner of a property with equity.
