What's this trade all about? He looks around your area of recently sold home for the lowest priced sold. His offer will be below what that home sold for plus then you take 7 percent commission fee from his offer so how did he get these numbers well he puts his cost in for lawn care fees , repairs , utility's , taxes , insurances , home cleaning , for 6 months. Even if you offer to take on that responsibility for 6 months or until the home sells. His offer does not change. You will agree to list the home for sale with him , plus a contract ( his offer with 30days to close)! Then you make a offer on your new home he has listed. Will close both property same day. If it doesn't sell. if in 90 days he sell and he makes a profit he refunds it to you. But passed 90 days ? No refund. Keep in mind he collected 7 percent commission for buying it from you! Plus 6 months worth of fees. On top of all that bought your home below forecloser market. Sells you a " new home " builders pay higher commission 10 to 15 percent ! Your going to pay 17 to 22 percent combined for commision ! Plus sell your home below forecloser rate. Just so you can get a new home in 30 days! Ah why not he is helping you !
