Do not use this appraiser if you are selling or buying property and want an honest appraisal. I recently sold property in Longview. Michael Reader provided the appraisal and low-balled it by almost $30,000 just to satisfy the buyer's bank's requirement that the house appraise for more than the selling price. He knew how much I was selling the house for and how much the county appraised it for tax purposes. He refused to tell me what he appraised the house for and said I would have to ask the buyer. I assume that he knew I would not agree with his appraisal. The buyer was told by the person who prepared the deed that the low appraisal amount could be contested. He was paid good money and should have done an honest appraisal. I would not recommend him to anyone.
