General Info
Buying As a new home buyer, Title Associates will contact you to obtain information needed to finalize the close of your new home. You, the purchaser, will provide Title Associates with the name of your mortgage lender, if applicable, and the name of your homeowner's insurance provider. Our staff will take care of the rest. Title Associates will perform a title search on the property you are purchasing, prepare the necessary documentation, close the transaction, and make sure all documents are recorded properly at the County Courthouse in which the property is located. If you are obtaining a mortgage, our staff will be in contact with your lender and will follow the instructions provided to insure that your loan is closed properly. At your closing, you will provide a cashier's check or wired funds for closing costs (Title Associates will provide this figure), your driver's license or valid identification, and a closing statement from the sell of another home if required by your lender. You will receive a copy of all your closing documents at the closing. After closing, Title Associates will forward the original Warranty Deed (your title to your new home) and your owner's title insurance policy (if purchased) to you after closing. Selling As the seller of Property, Title Associates will contact you to obtain information needed to finalize the sell of your property. If you have a mortgage, Title Associates will need the account number or numbers of your mortgage and the Social Security numbers of all persons on the account in order to obtain your payoff. If a Realtor is involved in your sale, Title Associates will contact your Realtor. The Realtor will provide the sales commissions, the pest inspections, and charge a Home Warranty company (if applicable), any additional charges (repairs, etc). Additional charges will be collected and paid at close. At close, Title Associates will payoff your mortgage, pay real estate taxes if they are due, and disburse funds to appropriate parties to insure all expenses incurred during the selling process have been paid in full. Your forwarding address will be provided to your lender, so any escrow monies you are to receive after closing will be delivered to the correct address. Refinancing If you are refinancing your current home, Title Associates will handle everything necessary to complete this transaction. Our staff will obtain your mortgage information and account number (if applicable) to determine the payoff of your current mortgage, identify the necessary homeowner's insurance endorsements and contact your mortgage lender to follow their instructions to finalize your refinance. We will disburse funds to the appropriate parties to insure all existing liens and mortgages are properly removed from the county records.
