They are having difficulty keeping up with managing their employees and they are constantly quiting and new ones being trained. They are having various problems with telephones and ability to reach the concierge desk. Lately, leaving messages is a waste of time as we left a message and had no return call in four days. Had to call someone at Hammersmith to try to reach the concierge desk and they could not reach them either. What a joke for a building that has 266 units. Recently, one of the residents let it be known that the concierge gave out a key to a resident's personal condo instead of one of the two guest units, leaving a mess with damages and Hammersmith not even coming to meet with the owners to try to assist in abating the damages. Worst management company we have experienced in all of the various HOA management companies we have been exposed to through our various real estate investments. Hope they are fired SOON!!!
Hammersmith's problem seems to have been mostly rug-sweeping. Hammersmith isn't communicating with the residents. It is 100% a management issue. People are not aware. People are not getting emails from Hammersmith. They need to put a notice on doors, making them aware of the problem and telling everyone what they need to do as far as trash, clutter, etc. Granted, we won't get 100% cooperation, but I bet we would get more if people knew the details of the situation. Karen McClain, the Association Business Manager. Karen is STILL belligerent in her emails. She's VERY defensive and I think I know why. She can't cover her arse fast enough on this one. Karen's email about sofas and TVs at the dumpster are a joke; that certainly is unsightly, but it isn't bringing in rats. Karen is an utter waste of time! worse than the last lady that we finally got rid of!!
Hammersmith has been managing our condo for few years now. Each year the management services get worse. The managers that they assign to the properties are totally incompetent.
We are petitioning our Board to replace them when their contract comes for renewal.
Stay away from Hammersmith Management Inc. There are much better and more reasonable management companies out there.
I agree. They are horrid. Each month, it seems to get worse. I cannot believe that they stay in business. I hope our condo finds another Management Company. I wish I could give them a 0 instead of having to give a 1.
Avoid them like the plague. As the other reviewers have stated - the customer service is non existent. No one answers the phone when you call and often you have to leave them multiple messages and call the manager out at the monthly meeting in order for her to return a call. The contractors they hired are mediocre. The quality of their work is questionable. The lack of quality control make you scratch your head as to why they do and not do certain things. The construction manger comes to the meetings and acts like he is on top of things but in reality, he isn't and ignores your emails. When you ask him questions and if he doesn't know he doesn't find out. There is never any follow through unless you go to the meetings and put him on the spot. The only thing we can do is keep track of our correspondence on when and if the issues have been resolved and hope that it doesn't resolve in legal action due to negligence. If I paid a contractor to work for me, this type of behavior would never be tolerated.
