The building is ok compared to the rent and size of units, pretty cozy and peaceful, but the management is THE WORST.



Only one week after we moved in, we received a very disrespectful "warning" letter from the manager, Trish Williams, about our music being too loud which was a complete lie and when we confronted her, she realized that she had made a mistake. And that is only the beginning of how unprofessional she is on managing a complex as big as Orangebrook Manors.

I've lived in various cities and states and have ALWAYS had great relationships with my landlords/managers, but never have I had such a horrible experience with a manager.

Upon our moving out of Encino- and having kept the unit as clean and perfect as we had received it- we were asked to clean the carpets ( which were stainless and shining already because of our No Shoes policy ) and had to pay $70 for that. Painted all the walls and covered even the tiniest holes ( from pushpins, not nails ), bought brand new burners for the stove ( this is how articulate we were in cleaning the place up for the next residents ) and basically washed the entire place a day before moving out.

But when we received our Security Deposit check, she had deducted $50 from the deposit for "janitorial" reasons. The amount is not the issue, the management is.



Besides all that, we found 2 residents for 2 of their empty units and not only did she not offer a commission, she didn't even have the courtesy to thank us, but instead went ahead and deducted $50 for absolutely no reason.



We loved the building and the environment, the rent was pretty reasonable compared to the size of the units, but as long as Trish Williams is the manager, I highly recommend every one in a right mind to avoid this place.
