Bob and his wife Trish have been married since 1969. They have three children and nine grandchildren. Bob handles most of the transactional work in the office, i.e. sales of businesses, real estate transactions, etc. Bob also does estate planning wills and trusts. Bob is a past Chairman of the DuPage County Real Estate Law Committee, former General Counsel to the DuPage Board of Realtors (now known as the Mainstreet Organization of Realtors) and a frequent speaker at seminars on real estate and estate planning topics.

- ForeclosureWhenever a property is purchased in a foreclosure or short sale, the property is typically purchased in an “as is” condition. Under this clause the Buyer is entitled to perform an inspection and if the inspection reveals conditions unacceptable to the Buyer, the Buyer can declare the contract null and void. If the Buyer fails to make that inspection or fails to notify the Seller within five (5) business days that the property is not in an acceptable condition, this provision is waived and the contract remains in full force and effect
- Tax LawIllinois is a “table funding state.” That means that at the closing table you will receive a deed and other documents and will turn over the funds along with your mortgage proceeds to pay the seller who will walk away with a check. At the closing is when you, the buyer, will be signing the loan documents together with the necessary documents to convey title. Our job is: to explain all of the loan documents to you; to review all of the financial aspects of the closing; to make sure that you are paying no more or no less than what the contract provides for; and to ensure you are receiving clear title to the property. At the closing, we will again review the title commitment issued by the title company, which may show some items that need to be waived or cleared, such as the seller(s)’ prior mortgage(s) or tax matters. This will be explained to you during closing in more detail. We then receive a waived title commitment to make sure those matters will not appear on your title policy. At Borla, North & Associates an attorney, not a paralegal, attends the closing.
