  How do you know if you need a new chimney liner or a chimney flue tile repair?  After serving Columbus, Ohio and the surrounding areas for forty (40) years, allow us to answer your questions and help make your home as safe and efficient as possible.  What is a chimney liner?  A chimney liner, or flue, is the inner portion of a chimney that contains and vents the products of combustion. For a chimney liner to work properly, it must be free from punctures, cracks, or damage of any kind.

  When a chimney is severely damaged due to water damage, settling of the foundation, a lightning strike, etc., it may be required to be rebuilt.  However, loose or deteriorating bricks, stones and mortar can also be dangerous. The debris can fall from the chimney and damage surrounding structures, vehicles and landscaping.  Brick and stone can also fall into the chimney blocking the flow of gases produced by your heating system which could lead to carbon monoxide poisoning.  Faulty chimneys can cause water leaks in your house causing damage to the interior of the chimney and your house.

  Cracks and gaps in concrete are more than just an eyesore. Water can get into the joints, freeze and then expand, making the cracks even larger.  A crack in a concrete sidewalk or driveway allows water in, which can erode and settle the soil under the walk causing the concrete to break or sink. During the winter months in Columbus and Central Ohio, cracks in masonry chimneys, foundations, and virtually any concrete/masonry structure exposed to our weather admit water, which expands as it freezes and widens the crack.

  While stucco is tough and normally stands up well to an impact, it is brittle in nature so it can crack or even have a chunk break right off. Once there’s a crack in the stucco exterior, moisture can be trapped underneath and the exterior walls can begin to deteriorate.  Most stucco deterioration is the result of water infiltration into the building structure, either through the roof, around chimneys, window and door openings, or excessive ground water penetrating through, or splashing up from the foundation. If you leave these cracks and holes in the stucco, moisture will seep beneath the stucco siding.

  Caulk is needed to stop air leaks in homes. Usually a home is sealed with caulk as a final step in the home building process. At All Ohio Masonry Restoration we realize that over time, caulk becomes brittle or otherwise wears out and needs to be reapplied. Some areas of the home may never have been sealed and would benefit from caulk sealing. All joints between chimney and siding, eaves and gable molding, window sills and siding, window sashes and siding, windows and masonry, door frames, masonry and concrete parts, and inside corners formed by siding should be caulked.

  Flashing refers to pieces of sheet metal or other water resistant material installed to prevent the passage of water into your house from the expansion space around your chimney.  Flashing is the seal between the roofing material and the chimney. It prevents rainwater or snow melt from running down the chimney into living spaces where it can damage ceilings and walls and cause rot in rafters.  Leaks often occur at the chimney when flashing fails. If improperly installed, it can cause severe water damage to the roof structure and eventually migrate into the interior walls of your home. This is also true of deteriorated, torn or damaged flashing.

  Brick, concrete, stone and other masonry products are porous; therefore, water can be a threat to their longevity. These surfaces are at some risk of cracking and spalling due to the freeze/thaw cycles in Columbus, Ohio.
