Stuart Rosenbaum, PE has inspected two properties for me in NJ. The first property he identified termite infestation (a crack in the basement floor, with mud mound, under the water heater) that had been missed by Terminex. Based on his report I was able to secure repairs at the expense of the owner for approximately ten times the cost of the inspection fee.On the second property inspection structural, electrical, HVAC and drainage issues were identified. Based on the quality of the report and since the report carried the professional opinion of a licensed engineer, I was able to secure a $5,000 cost reduction in the home purchase price in exchange for closing on time. This represented a twelve fold return on the inspection expense.On several occasions, Mr. Rosenbaum was contacted on various issues to which he provided professional guidance. I would not consider purchasing real estate without an inspection from Home Inspection Engineers (Stuart Rosenbaum, PE).
