I am not trying to discourage anyone from renting from this company as everyone will have a different experience; I'm only here to share mine. My fiance and I moved into one of the 1 bedroom apartments at the Terrace Boulevard location in April 2015. It was an okay apartment for the price, minus the kitchen that needed some updating and maybe even the heater (it was incredibly loud whenever it was on and we were constantly getting woken up by it.) We were content with it until wintertime. It was a mild winter but the parking lot and sidewalks still needed to be plowed and salted (snow removal was included in the rent) and most of the time, the snow removal service didn't show up until 6pm or later. My car and other peoples' cars got stuck so many times, not to mention I was pregnant at the time and the sidewalks were rarely salted (I came close to falling often.) I ran out of space on this review so I'll make another for anyone who wants to keep reading.

I have lived here since March 2014. The apartments are older and it shows. I have found a couple spots that look as though water might have penetrated at some point. Kitchen cabinets are older and could use replacing but they work fine and are in okay shape. My issue, is the staff of not only this property but the management company as well. I rented for a person that had to move due to a new job. I fulfilled the remaining 4 and a half months of his lease. At the end of the lease I decided to renew. I never read the document carefully (as I should have). What I learned a year later was they had gotten me to sign a 14 month renewal not 12 month. This year they sent another renewal for 14 months. When I got this one, I noticed and called the office. The site manager left me a voice mail that said "we do not do 14 month lease renewals. The woman that did that is new and got it wrong". I then got a new lease for 12 months but noticed it started in October instead of August. This is when I realized I had signed a 14 month renewal the year before. I called the office to be told "some apartments get 14 month renewals". I couldn't believe that. I asked for the company to change my lease date back to August 1 and they refused. I have since gone to the State Attorney Generals office. I feel the practice is deceiving and the only reason they changed it from a 14 to 12 month renewal is because I noticed it.



If you move in here, be very aware of everything you sign and get everything they say in writing. I was lucky enough to keep the voice mail.

Great company to rent from! M...

Great company to rent from! My rental experience was at Losson Garden Apartments and the manager was very accomodating. I lived there for 5 years and new owners took over after 2 years and have done alot of improvements to the property. The apartments are very large and spacious with plenty of room. Rent is better than any other place in the area. I would definitely recommend this apartment.

My, at the time boyfriend, and I first moved in together and chose to live at the Sommerville apartments. We really got a deal for the price with paid, and it included all utilities because it was a garden level apartment! If we had any maintenance issues that were serious, they were very timely in getting everything handled. After a few years, we eventually married and needed a larger apartment. Because we had such a great experience with Adco Properties, we decided to move into their incredibly spacious (more than 1,100 square feet!) apartments at Losson Garden. We are till young and not ready to handle the responsibilities of maintaining a home, which is why have 24/7 maintenance more than welcomed! We have never been happier. At this point, we are considering our place less like an apartment, and we are finally ready to call it our home.

The Copley Court Apartments are really convenient for UB students. After living in the dorms for my first year, I was ready to live on my own. The one bedroom offers tons of space, and I feel so much better being able to make my own food at the times I choose and not be run by a meal plan. Aside from that, I spend THOUSANDS less buying my own food and paying for my own apartment than I would living on campus. With the office right next the apartments, all of my tenant and maintenance issues get resolved immediately. Why go elsewhere and pay more for less?

ADCO Properties offers poorly ...

ADCO Properties offers poorly maintained apartments and radically increases the rate after a teaser first lease. Rent from someone else. I recently completed two leases with them, and they jacked up the rate far beyond inflation. My particular rental is hideous... It smells bad, anything the neighbors do it comes right into my place as if there is an open window between the two units. Besides that, the kitchen and bathrooms look like original installs from the 1960's. its falling apart and they don't deem it necessary to fix or renovate. I accepted this when it was cheap, but on my 3rd lease renewal I couldn't take the radically higher rates they were requesting and looked for a new place.



Save yourself the trouble, unless you are okay with a poorly maintained, poorly constructed set of properties and are okay with moving after a few months because you don't want to stay in these crappy apartments, look elsewhere.

Adco Properties

I have lived at Losson Garden for years now, and since Adco Properties took over they really are trying to make the place much nicer than it was. When I spoke to the Apartment Manager, she told me of all the plans they had for the property as well. They have always been fair and quick with their response to any issues I've ever had. The maintenance staff is friendly, knowledgeable, and courteous. I plan on staying here for the forseable future and am very happy about that!

I live at Losson Garden Apts. They are very nice and include everything, but electric. Lots of room (just under 1200 sq ft) and lots of storage in basement with co-operated laundry facilites.
