Incompetence/lack of integrity. Matt Hudson performed a home inspection and missed a significant lot drainage issue. We had 4 highly rated (by BBB and Angie's List) firms evaluate remediation work, which will cost approximately $10,000. They said that the inspector should have called out this problem. Photos of water stains on the walls of the crawl space and stains in the street from drainage issues were provided. We informed Matt, who could only respond that he did not observe any standing water at the time of the inspection. When asked about the stains showing evidence of past water accumulation and obvious drainage issues, the silence was deafening.
Matt's report failed to cover lot drainage issues even though the A-Pro 500 point inspection report template on-line has multiple items related to lot drainage. Matt had no answer as to why his report did not address this issue.
We requested Matt honor the A-Pro guarantees that "if we pass it, we protect it" and "no further evaluation guarantee". Incredibly, Matt replied these guarantees are a corporate program that his franchise does not participate in even though he gave me his business card with the web address of homeinspectionbrentwood.com and that site the references the guarantees and quotes franchise owner, Lex Hudson, "if we don't report it, we repair it".
It is bad enough to make a costly error. It is unconscionable to compound the problem with excuses and the failure to honor the guarantees. I hope that no other prospective buyers are economically harmed by Matt/Lex/A-Pro. We have reported this incident to the BBB and the TN licensing authorities complete with (1) Matt's inspection report, (2) evaluations and photos from the remediation companies, (3) the A-Pro 500 point inspection check-list highlighting the items missing from Matt's report (4) the A-Pro guarantee language, and (5) screen shots of the Hudson's A-Pro web site including the promise "if we do not report it, we repair it".
