I leased an apartment from the Smith House (Jenee Trimble) from '15-'16. Upon our arrival/move-in, the apartment was not in the condition one would expect at the front end of a lease. It was not sanitary, including mold in the dishwasher and fridge, broken blinds, and stained carpets. We verbally mentioned the complaints to Ms. Trimble, and had no follow up on the maintenance of the issues.

The year progressed with few other issues- rent was paid on time and we kept the apartment in immaculate condition.

My roommate and I subleased our apartment over the summer to sorority sisters who we knew well and communicated frequently with. Upon their move out, Ms. Trimble did not perform the move out inspection, rather her son did. He was not listed as a landlord or associate of the landlord, Ms. Trimble, on the lease.

Following the inspection performed by her son, we found ourselves in receipt of numerous charges which can only be described as inflated beyond reason, and with no backup documentation or rationale: $300 for missed payments (none of which were actually missed), $200 for cleaning (the apartment is less than 800 sq. feet). Further, she charged for painting and carpet cleaning, totaling in excess of $200- a charge which should fall on the landlord as there was no damage beyond what would be described as normal wear and tear, on top of other misc. charges. Upon asking Ms. Trimble for receipts and documentation of the services performed (and deducted from our security deposit), she produced receipts in her own handwriting with no professional documentation.

Ms. Trimble is padding her income with the security deposits of her tenants, using trumped up charges for unwarranted services related to the terms of the lease. Knowing what I do now that the $1500 security deposit would be at risk due to her unprofessional behavior and dealings with her tenants, I would highly advise caution to anyone considering a lease with Ms. Trimble at the Smith House.

Still awaiting security deposit...moved out 8/1/16...legally should have received it 9/15/16. They are not returning emails or phone calls. If you do rent, take lots of pictures and send to them in an email upon move in....heard they are charging for damages that were present upon movein. Magically can't find the "move in" for that was completed listing said damages as preexisting.

For future tenants I would like to inform you that you security deposit will most likely not be returned to you. I must say the smith house is a wonderful location, but having to be charged to painted a rental apartment, pay for 4 hours of deep cleaning a day 900 square foot apartment (I was the deep cleaner as my daughter moved in), clean carpet in one bedroom and a set of stairs that was not cleaned upon move in, replace light bulbs to the tune of $31 (wow that is more light bulbs than in the unit!). Replacing blinds that I spoke to the manager about on move in date and they we never replaced in a year.

It is a rental apartment and therefore management has responsibility to keep it up to standard such as no mold, clean carpets, working faucets, I agree to wear and tear, but not to replace what the management is there for. I am still trying to wrap my head around a tenant living in the dark with mold

60% return of a rental security deposit is a bit extreme
