There are many benefits to sealcoating asphalt pavement, but the primary benefit is to protect it from deterioration. Hardening and oxidaton from expsosure to the gulf coast's harsh weather can cause asphalt to become brittle and thus crack. A sealcoat on top of your asphalt pavement creates a waterproof barrier that prevents water from entering the base material.
